How did Peter Jackson get rights for LOTR trilogy after movies like Braindead and Bad taste?

Don't get me wrong I do like all of these movies, but it still baffles me how he got the Lords Of The Rings movierights. What did they say or do in the meeting (if there ever was one)? I mean Braindead (aka Dead Alive) and Bad Taste are full blown splatter movies with babies in plenders, eating bowls of vomit etc. I'm glad they got to make the Lotr movies though, they ended up great.
